Villa construction in Tiruvallur.

Open land, mature trees and room to breathe — Tiruvallur is where many Chennai families build the villa they can't fit in the city. Sri Sai Foundation designs and builds those homes end to end, from grading the plot to handing over the keys.

Villa construction Tiruvallur — heritage farm house exterior with deep verandahs

The Heritage Villa, Tiruvallur

This farm house in Tiruvallur was designed as a weekend retreat that still had to work as a full-time home for extended family gatherings. That brief shaped nearly every decision, from the deep verandahs to the generous cross-ventilation through every room.

We delivered it design-build over 18 months: our own architects, structural engineers and site crew carried the project from concept sketch to handover. That continuity kept the heritage detailing — sloped roofing, exposed stone, timber-framed openings — true to the original vision instead of drifting through contractor handoffs. Sited on open farmland, the villa is oriented to the prevailing breeze and the existing tree cover, which reduces its dependence on air-conditioning while keeping the interiors bright through the day.

Building a villa on open land

Villa construction in Tiruvallur starts well before the foundation. A farm or open plot usually needs clearing, a topographic survey, levelling and a plan for drainage, access, water and power. Getting that groundwork right decides how well everything built on top of it holds up.

It's work we know well. On our EC farm projects in Tamil Nadu we have run the full civil sequence — survey and layout, plot clearance, cut-and-fill grading with compaction testing, and steel-framed structures on concrete plinths. For a Tiruvallur villa, that experience means the site is prepared properly before a single wall goes up, and the landscape grading around the finished home is designed along with it.

Heritage or modern — built to last either way

Some clients want a traditional Tamil home: pillared porticos, clay-tile roofs, a central courtyard and verandahs deep enough to sit out a monsoon afternoon. We draw those details from regional references and adapt them to current structural codes, so the house reads as authentic rather than ornamental.

Others want a clean, contemporary villa. Our G+2 Modern Villa in Kanchipuram was built for three generations under one roof, with shared living on the ground floor and private family units above. Whichever direction you choose, the villa is designed around its site, its climate and the way your family lives.

Approvals, cost and timeline

Depending on where your plot sits, a Tiruvallur villa will need CMDA or DTCP plan approval. We confirm the route early, prepare the drawings and structural reports, and handle the liaison. Construction runs on a fixed-price BOQ agreed before work starts, with weekly site photos — useful when the site is a drive away from where you live. Most villas we build take 14 to 18 months from foundation to handover.
