Residential construction in Chennai.
Sri Sai Foundation handles residential construction in Chennai from plot to handover — independent houses, villas, G+3 residential buildings and heritage-style homes, designed, approved and built by one in-house team since 2008.
Independent houses, villas and G+3 buildings
We take on the full range of homes a Chennai family is likely to need: a ground-plus-one independent house on a city plot, a G+2 home for a joint family, a G+3 building with rental floors above the owner's unit, or a villa on open land outside the city. The approach is the same across all of them — one design-build team owns the drawings, the approvals and the site, so nothing falls into the gap between a separate architect and a separate contractor.
For G+3 building construction in Chennai, the structural and approval work matters as much as the build itself. Setbacks, parking and the permissible floor area on your plot all shape what can be approved, so our engineers design around those limits before a drawing is submitted rather than redrawing after a rejection.
Villa construction in Chennai and beyond
Villa construction in Chennai increasingly means building just outside it — in Tiruvallur, Kanchipuram and on the edges of the city, where plots are large enough for gardens, verandahs and room to grow. Our Heritage Villa in Tiruvallur was designed as a weekend retreat that could also host extended family, with deep verandahs and cross-ventilation doing much of the work of mechanical cooling.
The Modern Villa in Kanchipuram is a G+2 home for three generations: shared living and dining on the ground floor, private family units above, connected by a central stair that doubles as the main light well. Whether your brief is contemporary or traditional — pillared porticos, sloped clay-tile roofs, a central courtyard — we detail it to current structural codes so it looks right and lasts.
How a residential build runs with us
Every project starts with a site visit and a conversation about how you actually live — who is in the house, what the plot allows, where the sun and the breeze come from. From there we produce concept drawings and 3D walkthroughs, then the construction drawings, structural design and a BOQ that doesn't hide anything.
We handle the CMDA or DTCP plan approval liaison, then build on a fixed-price BOQ agreed before work starts, with weekly site photos and reports so you always know what's next and what it costs. Over 18 years, most of the independent houses and villas we have delivered have run 14 to 18 months from foundation to handover.
Built for Chennai's climate
A house in Chennai has to handle heat, humidity and a monsoon that tests every roof and joint. Our Sustainable City House, completed in 2017, relies on deep overhangs, recessed openings and a central light well to stay cool and naturally lit — choices that cost little at the design stage and keep paying off for decades.
We bring the same thinking to every home we build: orientation, shading, cross-ventilation and waterproofing are resolved on the drawings, not patched on site after the first rains.

Questions we get asked
How long does residential construction take in Chennai?
Most independent houses and villas we have delivered run between 14 and 18 months from foundation to handover. Floor count, finish level and how quickly the plan approval comes through are what move that number.
Do you take on G+3 building construction in Chennai?
Yes. We design and build G+2 and G+3 residential buildings, including homes with rental floors above the owner's unit. Our engineers check setbacks, parking and permissible floor area before the drawings are submitted, so the design is approvable the first time.
Do you handle plan approval for a new house?
Yes. We prepare the construction drawings and structural reports and handle the CMDA or DTCP plan approval liaison as part of the design service.
Do you build villas outside Chennai city?
Yes. We have built villas in Tiruvallur and Kanchipuram and take on residential work across Tamil Nadu, with a satellite office in Coimbatore for clients in the west of the state.
